What Documents Do You Need for EC in Karnataka?

  • A completely filled-out application form for the encumbrance certificate.
  • Attested proof of address of the property you’re applying the EC for.

  1. First, open your web browser and go to the official website of Kaveri online services. Here, you need to register yourself as a “new user” to apply for the encumbrance certificate online.
  2. Now, click on the “Register as New User” option, which is situated under the “Login” section of this web portal.
  3. Next, on the user registration page, you need to provide the following personal details:
    1. First name
    2. Last name
    3. Middle name (Optional)
    4. Gender
    5. Country
    6. Permanent address
    7. City
    8. Pin code
    9. PAN card number
    10. Date of birth
    11. Mobile number
    12. Email ID
    13. User name
    14. Password
    15. Password recovery options
  4. Once you’re done submitting all the mandatory details, click on the “Register” option.
  5. After that, you will receive an activation code in your email ID. You will also get this activation code in your registered mobile number via a text message.
  6. Enter the activation code in the Kaveri web portal and click on the “Activate” option.
  7. Now, you can use your credentials to log in to your Kaveri web portal account, where you can start the application for the encumbrance certificate online in Karnataka.
  8. Once you sign in, go to the “Services” section and click on the “Online EC” option.
  9. Next, you have to select a property registration duration range for your EC.
  10.  After that, you need to provide appropriate property details, which include district name, village name, Hobli, and sub-registrar office. You also have to give the property number details.
  11.  Now, you must provide the property boundary details. You need to include the following details:

    3. West boundary

    7. Unit of measurement

  13.  Now, you need to enter the OTP in the “Please enter OTP here” box to see the online EC Karnataka. To see it, just click on the “View Document” button after entering the OTP.
  14. Please note that the EC document details you are seeing now are just for information purposes. This copy isn’t digitally certified. If you want to obtain a digitally certified copy of the EC, click on the “Check to apply for digitally signed EC” checkbox before clicking on the “View Document” button.
  15.  Now, click on the “Proceed” option at the end of the document and pay the due charges to get an officially signed copy of EC.
  16.  Once the web portal generates your payment receipt, click on the “Refresh Payment Status” option.
  17.  After that, your application for EC will be submitted and forwarded to the relevant authorities. There, it will be processed and digitally signed, which usually takes 2-3 business days.
  18.  Once the processing is complete, and your EC in Karnataka is available online, you should get a text message on your registered phone number. You should also get an email regarding the notice on your registered email ID. All you have to do is go to the Kaveri web portal and download the signed and certified copy from the “Saved Application Details” option.
